Yes. A local lawyer verifies the property's legal status, checks for outstanding debts, reviews the arras contract, represents you before the notary and registers the title on your behalf. Aliant Law Spain handles the full process, including the NIE application required for all foreign buyers.
The Spanish Golden Visa grants residency to non-EU nationals who invest at least 500,000 EUR in Spanish real estate (debt-free). It includes the right to live, work and study in Spain and to travel freely within the Schengen Area. Spouse and children are included. Aliant Law Spain advises on investment structuring and manages the full application.
The Beckham Law allows new tax residents who relocate to Spain for work or business to pay a flat 24% income tax rate on Spanish-source income instead of the standard progressive rate (up to 47%), for up to 6 fiscal years. It also exempts most foreign-source income and assets. The regime must be applied for within 6 months of registering with Spanish Social Security.
Foreign nationals can incorporate a Spanish Sociedad Limitada (S.L.) without residing in Spain. The process requires an NIE/NIF, notarised articles of association, registration at the Registro Mercantil and tax registration at the Agencia Tributaria. Minimum capital: 3,000 EUR. Yes. EU Regulation 650/2012 allows EU nationals to elect the law of their country of nationality to govern their succession. For non-EU nationals, Spanish law applies to assets located in Spain. Spanish inheritance tax applies regardless of the heir's residence, but regional allowances can significantly reduce the liability. Aliant Law Spain manages the full inheritance procedure.
